Question 1

How many properties do I need?

Accepted Answer

Most structured facilities assume two or more completed properties. Capital release against a single property can be possible where the other criteria are met — and no existing property is needed for acquisition finance or a conventional mortgage.

Question 2

Does LE Capital also assist with traditional mortgages?

Accepted Answer

Yes. While our primary focus is bespoke real estate finance and structured lending, we also work with banking partners to explore conventional mortgage solutions where these are better suited to a client's circumstances and objectives. All services are subject to lender eligibility and applicable regulatory permissions.

Question 3

Can my overseas income or assets be used?

Accepted Answer

Yes. We consider global business income, rental income and assets, wherever in the world they are held.

Question 4

How much can I borrow?

Accepted Answer

Structured facilities start from AED 3 million. Loan to value typically ranges from 40% to 70%, depending on the structure, the property and your profile. All terms are indicative and subject to lender approval, valuation and status.

Question 5

Can non-residents borrow?

Accepted Answer

Yes. We work with both resident and non-resident borrowers, in personal names and through corporate structures.

Question 6

Are you a bank or a lender?

Accepted Answer

No. LE Capital is a specialist property finance advisory. Finance itself is provided by UAE banks and lenders, subject to their approval, valuation and status.

Question 7

How do your fees work?

Accepted Answer

Our fees are explained and agreed with you in writing before you commit to anything. The initial consultation is free and entirely without obligation.
